What are measurement services?

Measurement services are just what they sound like: An appraiser measures the dimensions and square footage of your property, then draws a basic or highly detailed floorplan based on your needs. The appraiser's report and floorplan is a form that can be used to prove a precise Gross Living Area (GLA), the sum of all livable space, of your home. These services are helpful and sometimes necessary when disputing property taxes or selling a property.

How do floorplan services work?

During a home measurement or floorplan service, an appraiser measures the home or property with a measuring tool — either a tape or laser measuring device. As they tour the property, they observe the layout of the rooms and other features, like stairs, hallways, and pantries. They might sketch the property. Then, the appraiser types up a report and a more detailed sketch showing the total area of the house and the overall layout. The finished product is a document that can be used to prove certain details about your property — like the Gross Living Area (GLA) — on tax documents, property listings, and more.

When are measurement services needed?

Challenging real estate taxes

Tax records frequently reflect incorrect area of a property because the values can come from several sources, and occasionally go unproven — meaning you may be paying for more square footage than you have! Unless an appraiser has performed a recent evaluation or measurement service on your property (after any remodeling that might have affected square footage), you'll need an appraiser to perform a measurement service before disputing your taxes. An appraiser will determine an accurate Gross Living Area (GLA) of your property so your taxes can reflect your actual square footage — and you can stop overpaying.

Putting your home up for sale

A measuring service will ensure that you're paid fair market value for your property. Area is one of the biggest elements potential buyers examine when purchasing a home — but since these values are often approximated rather than properly measured, your home listing may reflect less Gross Living Area (GLA) than it actually has. An inaccurate GLA not only decreases the selling price for your home, but possibly even the number of interested buyers. The only sure method of using a definitive GLA when listing your property is to reference a previous appraisal or measurement service carried out by an appraiser (after any updating that may have affected square footage).

Material for agents

To ensure that your client's property sells at a price that appropriately reflects true market value, we advise asking for a measurement of the property. Clients, and especially potential buyers, will be grateful for your attentiveness, and you can rest assured knowing the GLA on your client's listing is a true representation of their home. A floorplan can also be a wonderful marketing tool for getting potential buyers interested since they can view the layout and details of the house before and after touring.
